How much does moving cost?

 

That is a very good question, there are many variables to consider. As a general rule there are Estate Agent fees, Conveyencing fees, Stamp Duty, Removal fees and any additional property surveys.

If you take a £200,000 property, a high street agent might charge 2% commission which would be £4,000 plus VAT bringing the total to £4,800 just to market your property! If we compare that to our price of £349 plus vat bringing the total payable to £418.80 your total saving would be £4381.20 which is a substantial amount of money to save, and would go a long way towards a new kitchen or bathroom for example.


Conveyancing Fees 

Every conveyancer charges different amounts and each property is different (freehold, leasehold for example) so giving a rough cost can be difficult.
We would expect the fees to start at around £550 for each property sale on average. These fees include their time, phone calls, letters, faxes, indemnity fee, land registry checks and local council searches.

It is very important that the estate agent you choose keeps in contact with the conveyancing team so that the sale keeps on track and does not fall though. As we are constantly dealing with Sesame Bankhall, we keep track of all the properties we have going though on a daily basis. 


Stamp Duty

This is a tax paid by property purchaser. Its rate depends on the value of the property. Please see the table below.
