Viewing the Property

 

To book a property viewing then please contact us on 0843 308 3785 we will then contact the vendor and put forward your suggested viewing time and date.



There is a short viewing guide below, if you have any questions then please contact us.

  • If you can, don't go alone. Take with you a level headed friend who you can view and discuss the property with. They may notice things you do not, you are also safer viewing a property with a friend.

  • Arrange viewings during specific times of the day. You will get an idea of the area, traffic and noise levels. For example, 08:00 weekday viewing will give you an idea of morning commuters, 15:30 weekday viewing will give you an idea of school run traffic and 17:30 weekday will give you an idea of afternoon commuter traffic.

  • You may wish to ask questions about average utility and council tax bills.

  • Consider the shape of the rooms, especially in period properties, as they may have irregular walls.

  • Ask the sellers why they are moving.

  • Enquire as to what is included in the sale
    .
  • Examine any appliances/items included in the sale. Pay special attention to the boiler and central heating system. Ask when it was last serviced?

  • Check the roof. Thatched roofs can be expensive to replace, asbestos roofs have to be removed professionally.

  • How's the properties security? Any obvious issues which will need sorting out immediately. E.g. if there is a path to the rear of the property, is there a lockable side gate?

  • If you see too many properties one after the other, you will find it hard remembering which property is which. We advise minimum of 48 hrs between each viewing when possible.

  • Take pictures and make notes of each property you view, this will help you when it comes to making the decision on which property to make an offer on.
